When replacement is the right call

• A cracked heat exchanger. Not repairable, and a carbon monoxide risk. The furnace is finished.
• Past fifteen to twenty years with a significant repair now due.
• Repeated failures. Two or three service calls in one season usually means more are coming.
• Rising gas bills with no change in how you heat the house.
• Rooms that were never comfortable. If the original furnace was the wrong size, no repair fixes that. A replacement is the chance to correct it.

Sizing, and why the old furnace is not the answer

The most common shortcut in this trade is to look at the badge on the old furnace and install the same size again. That assumes the original was correct, and it ignores everything that has changed since. New windows, added insulation, a finished basement or an addition all change what the house needs.

An oversized furnace heats in short violent bursts, leaves the house unevenly warm, and wears itself out cycling. We size to the house.

Efficiency, and what AFUE actually means to you

AFUE is the percentage of the gas you buy that becomes heat in your house. An 80 percent furnace sends a fifth of what you pay for up the flue. A 95 percent condensing furnace sends very little.

Condensing furnaces cost more and they need different venting, usually PVC through a side wall rather than the existing chimney, plus a condensate drain. That venting work is part of why the quotes differ, and it is worth understanding rather than assuming somebody is padding the price.

Should the air conditioner be replaced at the same time

A furnace and a central air conditioner usually share the blower and the ductwork. If both are near the end, doing them together costs less than two separate jobs and ensures the two halves match. If your air conditioner has life left, we will say so.
