What an annual heating service actually involves

A real service is not a look and a sticker. On a gas furnace we check:

• The heat exchanger, inspected for cracks. This is the one fault that ends a furnace and it is a carbon monoxide risk, so it is the first thing we look at.
• Combustion, analysed rather than eyeballed, so we know it is burning correctly instead of assuming
• The flame sensor, cleaned. A dirty flame sensor is the single most common cause of a no heat call and it costs almost nothing to prevent
• Ignition, whether hot surface ignitor, intermittent pilot or standing pilot
• Gas pressure and burners
• Limit switches and safety controls
• The blower motor, wheel and filter, plus static pressure, because restricted airflow makes a furnace overheat and short cycle
• The flue and venting, and the condensate drain on a condensing furnace
• Thermostat operation

On a boiler we check pressure, the expansion tank, the circulator pump, zone valves, the low water cutoff and the heat exchanger for scale. On a heat pump we check refrigerant charge, the reversing valve, the defrost cycle and the auxiliary heat changeover.

Why the timing matters

Book it in early autumn. Two reasons, and neither is a sales line.

First, if we find something, you have time to deal with it at a normal rate rather than at nine at night in a cold snap, when our $195 emergency and weekend dispatch fee applies.

Second, the first genuinely cold night of the year is when every heating company within thirty miles is fully booked. A system that was serviced in October is not competing for that appointment.

What it costs

What you can do between services

• Change the filter. Every one to three months depending on type, pets and household. More heating faults trace back to a clogged filter than to anything else.
• Keep the area around the furnace clear. It needs air and it is not a storage cupboard.
• Test your carbon monoxide alarms. Every home with gas heating needs working alarms, and they expire, usually after seven to ten years.
• Bleed radiators that are cold at the top on a hot water system.
• Listen for changes. New noises, longer run times and more frequent cycling are all early warnings.

Common questions

How often does heating need servicing?

Once a year, before the heating season. A heat pump that runs year round benefits from twice, since it works in both summer and winter.

Is a service worth it if nothing is wrong?

That is exactly when it is worth it. A flame sensor cleaning costs a fraction of an after hours no heat call, and a cracked heat exchanger found in October is a very different conversation from one found in February.

Does it keep my warranty valid?

Often yes. Most manufacturers require documented annual maintenance, and skipping it can void coverage on an expensive part. Keep the paperwork.

How long does it take?

Usually about an hour for a straightforward system, longer if we find something that needs attention or if you have multiple zones.
