What we actually do

• Inspect the heat exchanger for cracks. First job every time. A cracked heat exchanger is a carbon monoxide risk and the one fault that ends a furnace outright, and it is far better found in autumn than in February.
• Clean the flame sensor. A dirty flame sensor is the single most common cause of a furnace that lights and then shuts down. Cleaning it takes minutes and prevents the most frequent no heat call there is.
• Analyse combustion rather than eyeball the flame, so we know it is burning correctly.
• Test the ignition system, whether hot surface ignitor, intermittent pilot or standing pilot.
• Check gas pressure and the burners.
• Test limit switches and safety controls.
• Check the blower motor, wheel and filter, and measure static pressure, because restricted airflow makes a furnace overheat and short cycle.
• Inspect the flue and venting, and the condensate drain on a condensing furnace.
• Confirm thermostat operation.

Why autumn

If we find something in October you deal with it at a normal rate on a normal weekday. The same fault found in January carries our $195 emergency and weekend dispatch fee, and lands in the week when every heating company in the valley is fully booked.

Between visits

• Change the filter every one to three months. More furnace faults trace to a clogged filter than anything else
• Keep the furnace area clear. It needs air and it is not a storage cupboard
• Test carbon monoxide alarms. Every home with gas heating needs working ones, and they expire
• Notice changes. New noises, longer runs and more frequent cycling are early warnings

Is a tune up worth it if the furnace works fine?

That is precisely when it is worth it. A flame sensor cleaned in October costs a fraction of an after hours no heat call in January.

Does it protect my warranty?

Usually. Most manufacturers require documented annual maintenance and can decline a claim without it. Keep the paperwork.
